The Important Distinction
$50K Minimum Does Not Mean No Seasoning
Program 1 is the capital-partner option that can go down to a $50,000 loan on a property valued at $75,000 or more. Those minimums apply to qualifying purchases and refinances.
For a cash-out refinance using a new/current ARV, Program 1 requires at least 91 days of ownership and is generally capped at 75% LTV. Purchase price plus documented renovation budget must support the requested loan amount.
Program 3 is the separate completed-renovation no-seasoning option. Its minimum loan is $75,000 and minimum property value is $100,000. The two programs should not be combined.
