That means the strongest feature on one purchase program should not be assumed to combine with another program's strongest feature. We match the property, credit, leverage, and rental-income scenario to the capital partner that fits the deal. DSCR income qualification does not use W-2s, pay stubs, or personal tax returns, though bank and asset statements can still be required for closing funds and reserves.

Program 7 is a separate higher-rate path for qualifying low-FICO, no-FICO, or weak-DSCR scenarios. Purchases can reach up to 75% LTV, the program has no minimum DSCR ratio requirement, and qualifying loan amounts can reach up to $10 million.
