The Terms Sound Similar, but They Can Mean Different Things
Investors sometimes use "no-ratio DSCR," "no DSCR," and "no minimum DSCR" interchangeably. They should not automatically be treated as the same underwriting structure. The confirmed Get Brick Capital language for Program 7 is specific: the program has no minimum DSCR ratio requirement.
What No Minimum DSCR Means on Program 7
Program 7 does not require a qualifying property to meet a stated minimum DSCR ratio. That is different from saying rental income is never reviewed, never documented, or never calculated. Unless a capital partner confirms a true no-ratio structure for a specific file, Get Brick Capital does not use "no ratio" as a blanket description of Program 7.
| Term | What We Can Safely Say |
|---|---|
| No minimum DSCR | Program 7 has no minimum DSCR ratio requirement on qualifying files. |
| Low DSCR | Separate qualifying programs can go below 1.0, including a current option down to 0.75 DSCR. |
| No ratio | Do not assume this means the same thing as Program 7 unless the capital partner confirms that underwriting structure. |
Do Not Let Terminology Decide the Loan

Get a Quote →Why the Difference Matters on a Large Loan
On a multi-million-dollar rental, a small change in how projected rent, taxes, insurance, or other expenses are treated can materially change the DSCR. Program 7 can still be relevant because qualifying loan amounts can reach up to $10 million without a minimum DSCR ratio requirement. See the jumbo DSCR loan page for the high-balance structure.
Program 7 Still Has Real Underwriting
No minimum DSCR does not mean automatic approval. Qualifying purchases can reach up to 75% LTV, qualifying refinances up to 75% LTV, and low FICO or no traditional FICO can be considered. Property eligibility, credit profile, liquidity, reserves, appraisal, title, and other program requirements still apply. Pricing is materially higher than standard-credit DSCR programs.
The Bottom Line
If your goal is financing a property that does not meet a standard DSCR threshold, the important question is not whether a website uses the phrase "no ratio." The useful question is whether the program imposes a minimum DSCR requirement and what the rest of the underwriting rules are. For Program 7, the confirmed answer is no minimum DSCR ratio requirement.
