A DSCR Below 1.0 Does Not Automatically End the Deal
A DSCR below 1.0 means the qualifying rental income is lower than the debt payment used in the ratio. Many standard DSCR programs want the property at or above a stated minimum, but Get Brick Capital has separate options for lower ratios. One current option can go down to 0.75 DSCR, while Program 7 has no minimum DSCR ratio requirement on qualifying files.
What 0.90, 0.80, and 0.75 DSCR Mean
The ratio compares qualifying rental income with the qualifying housing payment. A 1.00 ratio means the income and payment are equal. A ratio below 1.00 means the income does not fully cover that payment under the selected program's calculation.
0.90 DSCR
Income is about 90% of the qualifying debt payment.
0.80 DSCR
Income is about 80% of the qualifying debt payment.
0.75 DSCR
A separate low-DSCR option can reach this level on qualifying files.
Program 7 Is Different From a 0.75 DSCR Program
Program 7 is not simply another lower-DSCR tier. It has no minimum DSCR ratio requirement. Qualifying purchases can reach up to 75% LTV, qualifying refinances up to 75% LTV, and qualifying loan amounts can reach up to $10 million. Pricing is materially higher than standard-credit DSCR programs, and full property, borrower, liquidity, and underwriting requirements still apply.
Property Does Not Reach 1.0 DSCR?
We can compare a low-DSCR option with Program 7 instead of assuming the file is ineligible.
Get a Quote →Large Loans Can Make the DSCR Problem More Obvious
On a high-value rental or luxury STR, the requested loan amount, interest rate, taxes, insurance, and HOA expenses can push the projected DSCR below 1.0 even when the property has substantial rental revenue. That is why the no-minimum-DSCR path can be especially relevant on jumbo investment-property scenarios. See our jumbo DSCR loan guide for the high-balance structure.
Below 1.0 Does Not Mean No Underwriting
A flexible DSCR rule does not eliminate the rest of the file. Property type, value, transaction type, requested leverage, credit profile, liquidity, reserves, title, appraisal, and other capital-partner requirements can still affect eligibility and pricing.
The Bottom Line
If a lender declined the property because the DSCR is below 1.0, the ratio alone may not be the end of the financing path. Get Brick Capital can compare lower-DSCR programs and a separate Program 7 option with no minimum DSCR ratio requirement.
