High Property Value Does Not Guarantee a 1.0 DSCR
A high-value rental can produce substantial income and still fall below a standard DSCR threshold. Large loan balances, higher taxes and insurance, HOA expenses, and current interest rates can all increase the qualifying payment. For that reason, a $2 million, $4 million, or larger investment property can fail a standard DSCR test even when the property is otherwise attractive to the investor.
Example: $4.5 Million Vacation Rental
Illustrative property value: $4,500,000
Illustrative requested loan: $3,000,000
Illustrative calculated DSCR: 0.83
Standard minimum DSCR: May not be met
This is an illustration, not a quote or approval. Program 7 can be worth comparing because it has no minimum DSCR ratio requirement and can support qualifying loan amounts up to $10 million.
Program 7 Can Solve a Different Problem
Program 7 is designed for files that need more flexibility on DSCR or credit. Qualifying purchases can reach up to 75% LTV, qualifying refinances up to 75% LTV, and qualifying loan amounts up to $10 million. Program 7 pricing is materially higher than standard-credit programs, so it should be compared as a flexible alternative rather than assumed to be the lowest-cost option.

Qualifying Program 7 purchases and refinances can each reach up to 75% LTV, subject to the full transaction-specific underwriting requirements. See the full Program 7 overview for current rules.
State Availability Still Matters
Program 7 is unavailable through Get Brick Capital in Minnesota, North Dakota, South Dakota, Vermont, California, Nevada, and Arizona. Get Brick Capital's broader capital-partner network serves investors across all 50 states, so another program may still be available where Program 7 is not.
The Bottom Line
Large-balance rental financing does not have to end because the property calculates below 1.0 DSCR. For qualifying scenarios, Program 7 creates a separate high-balance path with no minimum DSCR ratio requirement and loan amounts up to $10 million.
