Traditional mortgage lending is built around scheduled phone calls, in-person meetings, fax machines, and multi-week document collection processes. For W-2 employees buying a primary residence, this process is already slow. For active real estate investors, who are analyzing multiple deals simultaneously, managing contractors, handling tenant issues, and running a business, it is genuinely obstructive.   5. Underwriting and document requests. Any document requests, entity paperwork, lease, insurance binder, come through email. You upload and respond on your schedule.
  6. Clear to close and wire instructions. When the file is clear, you receive closing documents electronically. The loan funds and any proceeds are wired to your account.

What Stays the Same

Async communication does not mean less accountability or slower resolution. When you text or email a question, you get a response: same day in most cases. If there is a documentation issue or an underwriting question, you hear about it immediately, not at the next scheduled call three days out. The async model is faster in practice because communication happens as issues arise, not on a calendar.

The underwriting standards, appraisal requirements, and closing process are unchanged from any other DSCR lender. Third-party appraisal, credit check, title insurance, and closing with a licensed settlement agent. The loan is real, the rate is fixed, and the process is legitimate. It is just handled in text and email rather than scheduled calls.
